David Swafford founded Blue Star Gas Corp. in 1991, originally as a gas gatherer and transporter in Oklahoma. Business evolved to become a full-service land brokerage company, reflecting David’s background as a landman and land manager. Blue Star Gas, and its successor, Blue Star Land Services built its reputation around being a true “prospect to pipeline” land brokerage company, fulfilling clients’ needs for ownership reports, oil and gas leasing, and establishing a true niche in the preparation of Oklahoma Corporation Commission applications and testimony before the OCC on all matters land related. Blue Star’s staff has created lists and coordinated with various attorneys on the preparation of applications for literally thousands of oil and gas related hearings on behalf of its clients, big and small, and has a staff of experienced landmen prepared to handle all commission matters.

Corporation Commission
Blue Star is unmatched in its knowledge and vast experience with all Oklahoma Corporation Commission regulatory filings. We pride ourselves in preparing comprehensive, well-researched respondent lists and assisting with attorneys in the filing of applications. Blue Star is also the top broker in Oklahoma when it comes to providing expert land testimony to the OCC. In the last five years alone, our team has provided testimony in spacings, location exceptions, multi-unit well applications, increased densities, separate allowables and poolings that have led to the drilling of hundreds of wells for a number of clients in this state.
Leasing
Blue Star understands the importance of lease assets to our clients. It is because of that common understanding that we put forth so much effort into our negotiations. Blue Star is aggressive while still sensitive to the relationships we develop with all mineral owners. We realize the bigger picture to any prospect is continuing relations as a prospect develops and grows. It is through the building of these relationships in the areas we work that allows the next lease negotiation to be more efficient. Blue Star emphasizes that the leases we acquire are accurate and clear of title defects. We have an array of experience working with different lease processing systems to allow our clients’ files to be stored and updated seamlessly.
Renewable Energy
Blue Star Land Services has extensive experience with alternative energy projects, including various wind energy projects, primarily in Oklahoma and Southwest Kansas. Blue Star can identify and research landowners, as well as negotiate and purchase Wind Leases, and has previously been Overall Project Manager for Wind Energy Projects

Whether the acquisition is as small as buying mineral interests spanning a few sections or a multi-million dollar leasehold buy, Blue Star has the experience and team available to make this process as seamless as possible. With a tried-and-true reporting system, Blue Star is able to verify interests and assert defects in a timely, efficient manner to fit the client’s timeline and save money on the back end. We also have vast experience in negotiating big and small leasehold buys along with the preparation of agreements, assignments and assignment exhibits.

Blue Star specializes in all types of title research. Every Landman is thoroughly trained in held-by-production title and because of that comprehensive experience across our entire team we look forward to all projects no matter the difficulty. We quickly and efficiently tackle non-producing title so that a potential lease buy can take off before the competition. Our full ownership reporting is highly detailed and geared to the drilling of an initial well and future Oklahoma Corporation Commission applications. Blue Star has the capability of adapting our title research to the specific requirements of any project and are experienced in preparing a multitude of prospect-wide reports to capture and present the data required for the next step of a prospect.
title curative
We believe in maintaining and upgrading the integrity of our clients’ leasehold. It is our policy to gather the necessary curative documents to support any instruments we prepare in order to reduce the number of title requirements prior to drilling. Once a drilling title opinion or division order title opinion is rendered, Blue Star’s title curative team reviews all requirements and implements a protocol for prioritizing and satisfying those requirements. Our curative practices ensure that any defects in the chain of title are satisfied as quickly and thoroughly as possible and that the client is provided with quality curative support.
